The client contacted INNOVA the end of 2021 to initially evaluate a 6 acre parcel that they were looking to purchase. We quickly assembled a team for them as this was their first project in the Pacific Northwest and not familiar with all specialized contacts in the region. In collaboration with the team and our long working relationship with the City of Fife our client was confident in moving forward into full design and closing on the land. This unique triangular site had some challenges with accommodating both logistics access and still being able to maximize the building footprint. The client, lending partner and broker were pleased with our solution for the site and during construction many tenants were reaching out to evaluate leasing the space. The project’s success was strongly associated with the assembled team of consultants INNOVA introduced to the project, including the general contractor. Even with sequencing, overflowing ditches and access challenges of the site the project was completed ahead of schedule. This project also included a speculative office build-out of 3,200 SF.  INNOVA provided architecture and structural engineering for this project. | Client: Xebec Realty
