The Valley Avenue Business Park was a final undeveloped 3-acre site Northwest Building had in their ownership after selling off hundreds of acres in the vicinity held by the family trust for decades. This final parcel had challenges of any large site including site access related to its limited frontage and errors in recently adopted FEMA flood mapping. In working with the City through multiple scenarios we were able to resolve the site retaining viable access. This building is a flex-tenant 44,000 SF tilt-up shell that could accommodate 10 tenants. In the midst of the building shell construction, 5 tenants were permitted by INNOVA and when constructed occupied the entirety of the building.
