Prologis Park Renton 9 (601 Monster Road)

This project originally known as 601 Monster Road came to INNOVA through DCT Industrial and at that time they were looking to renovate an existing 146,000 SF building that was constructed in the 1950’s in hopes that it would provide an optimal property with the least resistance in permitting. Throughout evaluation of the existing facility, cost evaluation and challenges related to improving the existing structure it was found to be of cost and highest and best use of the site to remove the existing structure and create a new 165,000 SF state of the art facility. Through this process, DCT was acquired by Prologis and the same team remained in place to make for a seamless transition. The challenges of this site were mostly all related to its location at a historic intersection that was laden with existing utilities, easements, an undocumented regional pond and connectivity to the regional trail system. The site was also slightly burdened with the presence of soil contamination from prior industrial processes and while not required, Prologis elected to perform a voluntary clean-up of the site pursuant to the LEED goals of the project. In collaboration with the consultant team this process was all able to be concurrent with the permitting of the overall project. While the permitting timeline was greater than anyone desired, the project was a success and throughout the permitting process Amazon also engaged INNOVA in permitting needs to permit their use of the building shell.
