Future Foam Manufacturing Facility

Pierce County, WA

The client reached out to INNOVA in the summer of 2022 and was referred to us by Pierce County Economic Development. They were evaluating sites in Pierce County that could be rail served and provide their large building footprint needs, very few sites offer this without challenges. The primary site of focus was located in Frederickson and is bordered by Bonneville Power easement, federal power infrastructure. This was the greatest challenge in coordination through feasibility to substantiate the project moving forward. INNOVA aided the client in assembling a consultant team of experts in this arena, including Barghausen Engineers whom INNOVA has collaborated with for decades. Once approvals from Bonneville were in place the team quickly worked to define the site area of 28 acres to be carved out from a 42 acre site, currently occupied by the seller. The site constraints have produced a complicated building footprint that also internally integrates clear span bays of 110 feet for manufacturing, crane operations and containment of hazardous materials.
