INNOVA was hired by Bridge Industrial to design for them their first industrial campus in Washington state. While we were familiar with a few of their new team members here locally, the region was new territory for Bridge based out of Chicago. The 42-acre site was a site INNOVA had been involved in for many years prior with a prior client, Northwest Building LLC, and had performed land use approvals at that time for a multi-phased industrial campus including a new right-of-way extension that would travel through the site. As Bridge began to engage with INNOVA on the site they had an interest to change the approach of the project which would require further land use approvals with the city of Lacey. INNOVA had an extremely collaborative working relationship with city staff and because of that the city was supportive in a very accelerated permit schedule. INNOVA provided architecture and structural engineering while teaming with Barghausen Consulting Engineers for the Civil design. Barghausen and the consultant team on this project were experts in this arena of work that INNOVA staff have worked with for decades making for a smooth and collaborate project. As the 3 shell buildings totaling nearly715,000 SF were under construction, INNOVA also designed and permitted 5 tenant improvements through the buildings. These tenant improvements were streamlined in permit review by meeting with city staff and having the permits issued the same day.
