The client contacted INNOVA the end of 2019 to initially evaluate a 5 acre parcel that they were looking to purchase. We quickly permitted for this client a fill and grade permit so they could utilize the site to stockpile soils they would be exporting from a nearby site. At the same time the client was pursuing adjacent properties and what quickly turned into25 acres is today nearly 50 acres in contiguous site area and over 750,000 SF in tilt-up warehouse in 5 buildings. The collaborative effort with our client, consultants and the city has been very supportive as we solidify a developer’s agreement for the project. One crippling element that was in place in current zoning was internal roadway infrastructure that was not feasible for a project of this large scale, it made more sense for small commercial development. Inworking with the city, we have been able to illustrate the proposed project would be providing this circulation without the need for internal roadways. Another challenge for the site is with the large scale of the buildings, the grading is problematic for achieving large flat building pads. In discussions and evaluation of the grades with our client, this project will be proposing elevated floor entries at the buildings, similar to a daylight basement upper floor entry home residence. The advantages are less fill material needed for the site, reduced wall heights and impacts to neighboring parcels and sensitive wetlands. Today we are finalizing the developer’s agreement and SEPA with the support of Barghausen Engineers and our client’s consultant team. Civil permits and initial building permits are planned to be submitted by the end of the year. INNOVA is providing land-use support and architecture for this project. |Client: ANVIL RCL, LLC
